What happens after you file?
The county processes your appeal and often schedules a hearing before the board of equalization (BOE). You (or your representative) present evidence—typically comparable sales, condition notes, and a requested value. The board issues a decision; some cases settle before a hearing.
The 45-day appeal window
Georgia law generally gives taxpayers a limited window—often described as about 45 days—to appeal after an assessment or valuation notice. The exact deadline is printed on your notice and may differ by county or notice type. Missing the window usually means waiting until the next annual cycle.
Three-year value freeze — O.C.G.A. § 48-5-299(c)
When you win at the BOE and the record supports it, Georgia law may limit how much the county can increase your value for up to three years. Whether a freeze applies depends on your county, the written decision, and how the county applies the statute—not every appeal automatically qualifies.
